The House
Casa Serena is a charming two-bedroom, two-and-a-half-bathroom home located in San Miguel de Allende’s Atascadero neighborhood. With authentic boveda ceilings, front and back patios, and in a secure private condominium of seven residences, it offers a traditional Mexican living experience.
Upon entering, you will find a warmly decorated living space seamlessly connected to a kitchen adorned with Talavera tiles and modern appliances. The bedrooms feature spacious layouts, each with its own en-suite bathroom decorated with traditional Mexican tiles. The master bedroom has a king size bed new in 2024 and the second bedroom has a queen Tempur-Pedic memory foam mattress. A convenient half bathroom is also located on the main floor.
Step outside to enjoy the outdoor living spaces, including a private back patio perfect for al fresco dining and a front patio ideal for social gatherings. Casa Serena is part of a secure community, ensuring a safe and inviting atmosphere.
Casa Serena is supported by an active and responsive bilingual local house manager to take care of any special needs during your stay and a housekeeper who cleans and waters the plants two days a week.

The Neighborhood
One of the most attractive and elegant neighborhoods in San Miguel, Atascadero is a picturesque area known for its lush greenery, cobblestone streets, and charming colonial architecture. It is generally quieter, with cleaner air, than other colonias downhill.
We are conveniently close to San Miguel’s historic center. A short drive or 20 minute walk downhill leads you to the jardin and Parroquia in the iconic city center, vibrant markets, art galleries, lively plazas, and literally hundreds of restaurants. Walking to the art filled Guadalupe neighborhood with the fabulous Fabrica Aurora takes about 30 minutes.
When returning home, take advantage of very affordable taxis or Uber rides. The uphill climb can be steep, especially after a day of exploring. These convenient options ensure you arrive comfortably at our doorstep.
Here at Agua 22 we are an easy flat walk away from El Charco del Ingenio, SMA’s botanical garden and nature reserve. Explore walking trails, admire native flora, and spot migratory birds in the Charco.
There are several nearby options for shopping:
—It’s a flat walk to the La Lucernega shopping Mall, which has a Soriana supermarket, a Liverpool department store, a cinema, and many other nice shops.
—Even closer is the Tuesday market (la placita to locals) which is a very large open air market selling everything from fresh fruit and vegetables to furniture, clothes, and live amimals. These markets are held both Tuesday and Sunday.
—Both an Oxxo convenience store, a Mama Mia express pizza restaurant, and a nice bakery and cafe are about 10 minutes away by foot in Magnolia Plaza.
